Om du k\u00f6pte en bostad f\u00f6r 1 miljon kronor 2010, skulle den idag vara v\u00e4rd cirka 1 912 639 kronor, baserat p\u00e5 det senaste indexet f\u00f6r &#8221;Sm\u00e5hus f\u00f6r permanentboende&#8221;.<br><br>Den sammansatta \u00e5rliga tillv\u00e4xttakten (CAGR) f\u00f6r &#8221;Sm\u00e5hus f\u00f6r permanentboende&#8221; mellan 2010 och det senaste tillg\u00e4ngliga \u00e5ret \u00e4r ungef\u00e4r 5.55% per \u00e5r. Riksbanken har allts\u00e5 haft en extrem l\u00e5gr\u00e4ntepolitik under flera \u00e5r vilket fastighetsk\u00f6pare har kunnat ta del av. <br><br>Dessutom har de kunnat g\u00f6ra r\u00e4nteavdrag och f\u00e5tt ta del av ROT-avdrag. Det finns ingen \u00f6vre gr\u00e4ns f\u00f6r hur stora r\u00e4nteutgifterna f\u00e5r vara f\u00f6r r\u00e4nteavdraget. Med andra ord, om du har mycket stora l\u00e5n och d\u00e4rmed h\u00f6ga r\u00e4nteutgifter, kan du dra av 70% av den totala r\u00e4ntekostnaden.<br><br>Det maximala totala avdraget f\u00f6r b\u00e5de ROT och RUT-tj\u00e4nster (hush\u00e5llsn\u00e4ra tj\u00e4nster) \u00e4r 50 000 kronor per person och \u00e5r. Om man exempelvis g\u00f6r ROT-arbeten f\u00f6r 100 000 kronor (arbetskostnad) under ett \u00e5r, f\u00e5r man g\u00f6ra ett avdrag p\u00e5 30 000 kronor. <br><br>Sammantaget inneb\u00e4r detta en enorm f\u00f6rm\u00f6genhetsomvandling till de som \u00e4ger sin fastighet.<\/p>\n\n\n\n<p>Under senare \u00e5r har vi ocks\u00e5 haft inflation. N\u00e4r inflationen stiger kan det ha en f\u00f6rdelaktig effekt p\u00e5 personer med l\u00e5n. Om du har tagit ett l\u00e5n till en fast r\u00e4nta och inflationen \u00f6kar, kommer det verkliga v\u00e4rdet av ditt l\u00e5n (d.v.s. l\u00e5nebeloppet justerat f\u00f6r inflation) att minska \u00f6ver tiden. Med andra ord, \u00e4ven om det nominella beloppet du \u00e4r skyldig f\u00f6rblir detsamma, kommer det verkliga beloppet (i dagens penningv\u00e4rde) att vara mindre. Tyv\u00e4rr \u00e4r det m\u00e5nga som chansat och valt att ta r\u00f6rliga l\u00e5n i Sverige. Om inflationen leder till en ekonomisk nedg\u00e5ng eller om l\u00f6ne\u00f6kningarna inte h\u00e5ller j\u00e4mna steg med inflationen, kan detta p\u00e5verka l\u00e5ntagares f\u00f6rm\u00e5ga att \u00e5terbetala sina l\u00e5n.
